Abstract

The Zam Zam Tower Project in Makkah, Saudi Arabia is a landmark construction and financial development project that seeks to capitalize on its proximity to the Haramain (Holy Mosque), serving as an example to other Muslim countries on how to take advantage of religious tourism. The project implements the Islamic Build-Operate-Transfer (BOT) policy, with the Binladin Group leasing control of the facilities to the Munshaat Real Estate Projects Co. for its 28 year term. The complex features Sukuk Al-Intifaa (timeshare units), an ideal investment in a market in demand of short-term real estate. Munshaat is promoting the apartments to Muslims in a broad range of locations and income groups, and is developing an online market for trading sukuks. The project employs financial methods new to Islamic real estate development, such as offering sukuks for sale as investment portfolios.
